Puchong South

•    Today, we look at price growth and indicative asking rental yields for non-landed residences in Puchong South. From analysis of transactions by theedgeproperty.com, the average transacted price for non-landed residences in the secondary market was RM170 per square foot (psf) in 3Q2014, up 6.3% y-y.

•    In the mid-market segment, the projects located close to upcoming developments have displayed the largest percentage growth in prices. In the 12 months to September 2014, the average price at Vista Pinggiran grew 22.3% to RM261 psf. Located in Bandar Putra Permai, it is close to numerous commercial centres and the AEON Taman Equine Shopping Centre. Just next door is Zeva, an upmarket mixed development.

•    Cahaya Permai is another strategically located project. Also located in Bandar Putra Permai, this apartment is close to the numerous upcoming mixed developments such as The Atmosphere, 3 Elements and the O2 City. Capital values here have gained 19.5% y-y to RM 301 psf.

•    At Puchong South, the rental yields as calculated from asking rental prices as observed at June 2015 are fairly average, ranging between 4.3% - 6.5% annually. The rental market is indirectly supported by the student population at neighbouring institutions such as at Universiti Putra Malaysia in Seri Kembangan, and Limkokwing University of Creative Technology and Multimedia University in Cyberjaya.

•    With numerous modern and comfortable condominiums planned, Puchong South will become an increasingly viable option for those working in Cyberjaya and Putrajaya. In the near future, renters will be spoilt for choice with the vast incoming supply of over 3,000 units.
