  • Puchong South is lags behind Puchong for development, although it’s fast catching up. Its present landscape comprises primarily of flats and apartments, but condominium projects sprouting up all over.
     
  • Based on theedgeproperty.com’s analysis of transactions in the 12 months to 3Q2014, the average transacted price was RM170 per square foot (psf) in 3Q2014, while the average transacted price per unit was RM127,000.
     
  • In the same period, all transaction records observed on the secondary market took place below the RM400,000 level. A majority (49.3%) were for low-cost units in the RM50,001 – RM100,000 range. Another 29.1% were for transactions in the RM100,001 – RM200,000 range.
     
  • The most expensive project by average transacted unit price is Nilam Puri in Bandar Bukit Puchong. Units here transacted for an average of about RM364,000, almost 45% higher than the next-most expensive project. Nilam Puri consists of 480 3-bedroom units measuring between 947 and 1,172 sq ft (sq ft).
     
  • Next is Cahaya Permai, with an average unit price at RM249,000. This apartment is also fairly similar to Nilam Puri, but with more compact units, measuring from 764 to 840 sq ft.
     
  • Cahaya Permai is strategically located in Bandar Putra Permai, close to existing amenities such as the Selangor wholesale wet market and a Giant Hypermarket. It is also located close to numerous other upcoming mixed-use developments such as The Atmosphere and 3 Elements.
     
  • The least expensive projects are led by low-cost flats, namely Pangsapuri Seri Sentosa (RM65,000) in Taman Saujana Puchong and Pangsapuri Kota Impian (RM66,000) in Taman Kota Perdana.
