  • Based on transactions analysed by theedgeproperty.com, the average price of condominiums and apartments in the area was a reasonable RM170 per square foot (psf) in 3Q2014, up 6.3% y-o-y.
     
  • In the 12 months to 3Q2014, a majority (76.6%) of transactions was for below RM200 psf. Another 23% were for units sold in the RM201-RM400 psf range. The most expensive address in the area of study is Nilam Puri at Bandar Bukit Puchong, with an average transacted price of RM380 psf. Across the road is Baiduri Court (RM299 psf). This project is slightly less luxurious with fewer facilities and the sizes of its apartments are relatively more compact.
     
  • The other projects on the list are Cahaya Permai (RM301 psf), Vista Pinggiran (RM261 psf) and Desaminium Flora (RM218 psf). These projects fall in the same segment: standard mass-market apartments with basic facilities and practical unit sizes, typically about 800 sq ft.
     
  • Puchong South’s upcoming and increasingly upmarket new developments will introduce a whole new product segment to the area. Epic Suites in Bukit Puchong was reported to have launched at prices starting at RM490 psf. Similarly, Sfera Residence in Bandar Putra Permai was launched recently at an average selling price at RM562 psf.
     
  • The least expensive developments are led by Pangsapuri Kota Impian (RM96 psf), the Taman Saujana Puchong shophouses (RM97 psf) and Pangsapuri Seri Sentosa (RM100 psf).
