SUNGAI BULOH (Dec 15): The Selangor Development Corporation (PKNS) aims to build 7,500 affordable homes in the state to cater to residents on a tight budget, says PKNS general manager Azlan Alifiah.

Members of the public can register their interest with the Selangor Housing and Real Estate Agency (LPHS) online or in person at its Shah Alam office.

“We have a target of 7,500 homes built between 2015 and 2020, and the largest project is the Science Park 2, Sepang, Selangor,” he said at a press conference in Sungai Buloh today.

Azlan said there were several areas PKNS was planning to develop, including Kota Puteri, Batu Arang; Subang Bestari, Shah Alam; and Science Park 2, Sepang; the last being its largest and latest plan.

“Science Park 2 is our latest and biggest township that we are planning, at around 1,200 acres. Next year, we will launch properties there, from around RM150,000 to RM220,000 for 1,000sq ft but they will be high-rise apartments, because of the land price there,” he said.

Azlan added that PKNS found it hard to develop in areas such as Ampang and Shah Alam because they are already highly built up.

“We see [that] Ampang and Shah Alam are nearly fully developed. There is no more land left and it is difficult to develop new houses there because land is at a premium,” he said, adding that as PKNS plans to sell each house at less than RM250,000, they would be sold at a loss.

“We are not going make a profit. We already have losses of between RM10,000 to RM20,000, even up to RM80,000 recently at Selayang Mutiara,” he revealed.

He said that residents in the state, especially younger buyers, should embrace this opportunity and apply for a house with LPHS.

“PKNS will build and develop, and the LPHS will vet the people who apply. The more people we have applying for LPHS, the more we can justify getting more land,” he said.

Today at Desa Impian, Merbau Sempak, Sungai Buloh, PKNS completed the upgrade and repair of 16 homes in the Petaling district at a cost of RM480,000.

The budget covered the repair of roofs, wiring, and the painting of houses. Paya Jaras assemblyman Khairuddin Othman said he hoped PKNS would include other districts in Selangor as part of similar plans. -- The Malaysian Insider
