Located in USJ 5, Subang Jaya, Selangor, this double-storey home was purchased by a couple with a growing family. They upgraded from an apartment.

According to one of the agents who concluded the deal, Lai Yan Yin of MIP Properties Sdn Bhd, the couple missed out on a landed unit in USJ 5 a couple years ago and has been waiting for a similar unit to be put up for sale since then.

“The seller has been staying in this house since it was completed in the 1990s. He sold the place as his kids have moved overseas and he doesn’t need a double-storey house anymore. He is moving to a smaller place which is easier to maintain,” he told TheEdgeProperty.com.

He also noted that USJ 5 is one of the best gated-and-guarded neighbourhoods in USJ with strict enforcement of security such as scanning of driving licence at all entry and exit points.

“If I’m not wrong, the security fee is between RM50 and RM60 every month, which is a bargain for the level of security service,” he added.

The double-storey house was sold for RM880,000 which is the average market price of such terraced homes in USJ 5, said Lai.

“Prices in USJ 5 are slightly higher than other surrounding neighbourhoods such as USJ 2 and USJ 11. Homes in USJ 2 are transacted at around RM790,000 to RM820,000 while the current asking prices for terraced homes in USJ 5 are  between RM870,000 and RM930,000,” he said.

There are no available listings of terraced homes in USJ 5 on TheEdgeProperty.com. However, according to data from the property portal, the average transacted price of terraced homes at USJ 5 from 2012 to 2016 was RM793,051.
