Located within Petaling Jaya’s vibrant SS2 neighbourhood, Ken Damansara 3 is a freehold condominium developed by Ken Holdings Bhd.

Completed in 2008, the development comprises 216 units in two 21-storey blocks. The units are available in two layout types with built-ups of 1,057 sq ft and 1,200 sq ft.

According to Hartamas Real Estate Sdn Bhd’s Teoh Peng Peng who concluded the deal, the 1,057 sq ft unit has been put up for sale for about four months before it found a buyer at RM690,000.

“The seller was a local who was upgrading to a higher-end condominium unit in Petaling Jaya,” she said.

Initially, the seller was asking for RM740,000 but reduced the asking price owing to a lack of buying interest. He managed to find this buyer after reducing the asking price, she added.

The couple who bought the property was renting a unit at the older condominium Jasmine Towers about 250m away from Ken Damansara 3.

“They bought this unit in the same area because it is very close to their children’s school,” she said.

According to transaction data collated by TheEdgeProperty.com, there were 39 transactions at Ken Damansara 3 from January 2012 to April 2017. They were sold at an average price of RM483 psf, with the highest transacted price of RM560 psf recorded in 1Q2014.

The available listings on TheEdgeProperty.com showed that the average asking price for units at Ken Damansara 3 is RM679 psf. The monthly rent is RM2,057 or RM1.90 psf, with an indicative asking rental yield of 4.6%.
