Located along Jalan Pinang in Kuala Lumpur city centre, Marc Residence is a high-end condominium development by Beverly Tower Development Sdn Bhd.
The freehold development comprises two 35-storey blocks which house 635 serviced residences with different layouts, including studio, two, three and four-bedroom units.
According to Prestige Realty Sdn Bhd sales and leasing manager Chris Lee who brokered the deal, the studio unit was sold to a local investor at a price higher than the current market price.
“The current market price for the studio unit in Marc Residence is around RM800,000. The seller is a foreign investor who bought the unit about seven years ago.
“The unit has registered a good capital appreciation of at least 30% over the years, so he has decided to sell it. The buyer is also a property investor,” Lee told TheEdgeProperty.com.
According to data from TheEdgeProperty.com, the serviced residences at Marc Residence are being transacted at an average price of RM1,560 psf as of the third quarter of 2016 (3Q2016).
The highest average transacted price psf for a unit was recorded in 1Q2016, at RM1,731 psf.
Based on the listings on the portal, the average asking price for the serviced residence is RM2.037 million, or RM1,469 psf.
