Suasana Sentral Loft is a 600-unit luxury condominium project jointly developed by Malaysian Resources Corp Bhd (MRCB), United Malayan Land Bhd (UMLand) and Singapore’s CapitaLand Ltd.

According to real estate agent Eric Tan of Property Central who concluded the deal, units at Suasana Sentral Loft are highly sought after.

“This unit commands a premium price as it is a corner and fully-detached unit on a high floor. It also has an unblocked view of the city centre, which rarely comes up on the market for sale as there is only one such unit in Block B.

“The seller is an investor who is planning to migrate while the buyer purchased the unit because of the amenities in the KL Sentral area,” Tan told TheEdgeProperty.com.

Citing data from TheEdgeProperty.com, Tan added that the transacted price of RM1.65 million or RM1,103 psf for the unit is the highest transacted price recorded, despite the current market environment.

“Thus, we can all take note that there will always be buyers who are willing to pay a premium due to scarcity. We should always look at the unique selling points of a unit as well as the current supply and demand in a project before investing,” he explained.

Meanwhile, based on data from TheEdgeProperty.com, the average transacted price at Suasana Sentral Loft is RM930 psf, as at 3Q2016. Over the period of 1Q2012 to 3Q2016, the highest average price psf achieved at Suasana Sentral Loft was in 2Q2014 at RM1,163 psf.

According to 41 listings on TheEdgeProperty.com, the average asking price is RM1.6 million or RM1,062 psf while based on 60 rental listings, the average asking monthly rent is RM5,493 or RM3.71 psf. The indicative asking rental yield is 4.8%.
