•    Today, we continue our focus on Tropicana and Sunway Damansara by looking at average prices on a per square foot (psf) basis. Based on transactions analysed by TheEdgeProperty.com, the average price of non-landed homes in these areas was RM518 psf in 1Q2015, an 8.6% y-o-y growth from RM477 psf in 1Q2014.

•    In the 12 months to 1Q2015, about 62.7% of the secondary non-landed residential transactions fell within the RM401–RM600 psf range. Another 24.2% fell within the RM601–RM800 psf range.

•    The most expensive project on a psf basis was Tropicana Grande with an average price of RM745 psf, at least 21% higher than the next most expensive. The upcoming Tropicana Gardens by the same developer, Tropicana Corp Bhd, surpasses its predecessor, setting new price benchmarks for the area. The third residential tower at Tropicana Gardens, The Cyperus, was reported to have been launched at an average price of RM1,200 psf.

•    Among the other pricey projects were Casa Indah 1 (RM613 psf) and Casa Indah 2 (RM590 psf). Located along Persiaran Surian, these projects sit at the edge of Tropicana Indah Resort Homes and boast views of the Sri Selangor Golf Course. Transacted prices here start from RM615,000.

•    Next was Riana Green with an average price of RM576 psf. Developed by IJM Land Bhd, Riana Green is a conglomeration of several blocks built over time. Buyers would find a large range of unit sizes here ranging from 517 sq ft to 3,412 sq ft.

•    The most expensive unit in the area sold during the review period was for a 463 sq ft unit here. The 1-bedroom unit had transacted for RM838 psf in August 2014.
