PROPERTY SNAPSHOT 3: What are developments priced in Sentul?

•    Today, we continue our focus on Sentul by looking at average prices on a per square foot (psf) basis. Based on transactions analysed by TheEdgeProperty.com, the average price of non-landed homes in the area was RM424 psf in 1Q2015.

•    While prices within the Sentul Masterplan have set new benchmarks for the area, the secondary market is still largely dominated by the low to mid-end segment.

•    In the 12 months to 1Q2015, 60.1% of the secondary non-landed transactions were within the RM201 – RM400 psf range. Only 10.1% of transactions were in the RM601 – RM800 psf range.

•    The priciest projects were The Saffron followed by The Tamarind with an average transacted price of RM612 psf and RM557 psf, respectively.

•    Next was 1 Sentul at an average RM511 psf. Completed in 2011, it is a fairly recent condominium targeted at the middle class. Units here are at a lower price point as the project is found in a less attractive area further up north of Jalan Sentul. However, its environment is set to evolve as it is located next to Sentul Village, an ongoing mixed development by UOA Group.

•    Properties within the affordable segment are Melur Apartment (RM370 psf) and Sentul Utama Condominium (RM360 psf). First-time buyers can consider the upcoming Sky Awani Residence, which will be sold under the Rumah Mampu Milik Wilayah Persekutuan (RUMAWIP) Scheme. While it offers condominium facilities, prices here are reported to begin at only RM375 psf.

•    The least expensive projects are led by the low-cost flats such as Flat Sentul Murni (RM155 psf) in Taman Sentul Utama and Pangsapuri Fasa 3 (RM195 psf) in Bandar Baru Sentul.
