Bukit Jalil

•    Today, we continue our focus on Bukit Jalil by looking at average prices on a per square foot (psf) basis. Based on transactions analysed by TheEdgeProperty.com, the average price of non-landed homes in the area was RM464 psf in 1Q2015, registering a 15.5% growth from RM402 psf in 1Q2014.

•    In the 12 months to 1Q2015, 57.1% of the secondary non-landed residential transactions fell within the RM401 – RM600 psf range. Another 26.8% fell within the RM201 – RM400 psf range.

•    The most expensive project on a psf basis was The Treez Jalil Residence with an average sale price of RM681 psf. In June 2014, a condo villa unit here set the record for the most expensive unit sold in the review period. The 3,305 sq ft unit had transacted for RM2.88 million, or RM872 psf.

•    The next most expensive project was KM1, with an average price tag of RM643 psf. This condominium is also fairly recent, having been completed in mid-2014. Situated at the edge of the Bukit Jalil Golf and Country Club, this condominium offers numerous sports facilities. Unit sizes start from 1,335 sq ft.

•    Next was Bukit OUG Condominiums with an average price of RM325 psf. This fairly dated project is a high-density property, consisting of about 1,700 units spread over 14 high-rise blocks clustered around a landscaped courtyard. It offers decently-sized units at an affordable price.

•    The least expensive projects are led by low-cost Sri Rakyat Apartment (RM199 psf).
