  • While addresses in Central City Kuala Lumpur carry less prestige than KLCC ones (analysed in a separate article), most properties here still fall into the high-end segment.
     
  • Based on theedgeproperty.com’s analysis of transactions in the 12 months to 1Q2015, the average transacted price per square foot (psf) was RM687, while the average transacted price per unit was about RM748,000. 
     
  • Studio and 1-bedroom units proved popular, and a majority of transactions (19.5%) were in the RM400,001–RM500,000 price range, while 20.2% were for units valued above RM1 million.
     
  • The most expensive project by average transacted unit price was Pavilion Residences (RM3.94 million), located atop the Pavilion shopping mall. Transacted prices start at RM2.25 mil for units between 700 and 12,326 sq ft. Thus the average transacted unit price was skewed by the types of units sold. The costliest transaction was for a 4,155 sq ft unit for RM6.5 mil. 
     
  • The next-most expensive project was St Mary Residences, off Jalan P Ramlee, with an average transacted unit price of RM1.96 mil. Transaction prices ranged between RM1.4 mil and RM2.9 mil.
     
  • Despite its less central location off Jalan Tun Razak and Jalan Raja Muda Abdul Aziz, Setia Sky Residences was one of the most expensive projects, with an average unit price of RM1.18 million. Developed by SP Setia Bhd, this luxury condominium is popular among buyers for its facilities and larger unit sizes. It has 120,000 sq ft of facilities and landscaping, including entertainment lounges with a view of KLCC towers.
