Bukit Jalil

•    This week, the spotlight falls on the secondary market of non-landed residences in Bukit Jalil, Kuala Lumpur. Popular as a student and sports hub, the neighbourhood is beginning to grow into a lifestyle destination with the second Paradigm Mall and the second Pavilion Mall coming up in the vicinity.

•    Property prices are beginning to creep up as these projects take shape. Based on TheEdgeProperty.com’s analysis of transactions, the average transacted price of non-landed homes had been rising steadily since 2013 to reach RM464 per square foot (psf) in 1Q2015. This was a remarkable 15.5% y-o-y growth from RM402 psf in 1Q2014, following a solid 14.7% y-o-y growth in the preceding year.

•    Transaction activity has remained stable. Transaction volume for the 12 months to 1Q2015 retreated a slight 5.6% y-o-y from 467 units to 441 units.

•    Both the local average transacted price and transaction volume had spiked in 4Q2013 corresponding with the completion of The Treez Jalil Residence.

•    Residents are also able to enjoy the benefits of the recently completed Sri Petaling LRT Line extension which connects to the Kelana Jaya Line at Putra Heights. The extension includes two new stations at Awan Besar and Muhibbah and will further improve connectivity to Puchong.

•    Meanwhile, the Bukit Jalil National Stadium is being refurbished as part of the Kuala Lumpur Sports City initiative, and will host the 2017 South-East Asian Games.
