PETALING JAYA (April 29): Country Gardens Properties (M) Sdn Bhd will be launching the first parcel of phase two of Diamond City township development in Semenyih, Selangor tomorrow, sales and marketing manager, Ye Lang Heng told TheEdgeProperty.com over an e-mail interview.

“We will be launching 60 units of 2-storey terraced houses tomorrow, with built-ups ranging from 1,862 sq ft to 2,097 sq ft,” Ye added.

Prices for the units start from RM618,688.

“We will be giving out some special early bird discounts this coming weekend,” said Ye.

The houses come with four bedrooms and three bathrooms and are set for completion in 2019.

“We are expecting about 100 to 200 visitors to our launch tomorrow and we are expecting about 80% take-up rate for the double-storey terraced houses,” said Ye.

According to Ye, the 257 acre township has excellent connectivity to several highways.

“Diamond City is easily accessible via the Kajang-Seremban highway (LEKAS), South Klang Valley Expressway (SKVE), Kajang Dispersal Link Expressway (SILK) and the Cheras-Kajang Expressway,” he said.

The township is also close to several universities such as the Nottingham University Malaysia campus, New Era College and Universiti Kebangsaan Malaysia.

“This will contribute to the rental yield of our projects as there will be a population of teachers and students who may want to rent these properties,” he said.

Phase two sits on more than 157 acres of land and Country Gardens Properties will announce the usage of the remaining plots in the near future.

Meanwhile, phase one of the township sits on 100 acres of land and comprises five projects.

Phase one was launched in June 2014 and is slated for completion next year.

“Our 112 units of 2-storey Valencia terraced houses have been fully sold. Our 279 bungalow units are 85% sold and 20% of our mansions have been taken up as well,” Ye noted.
