IKEAKUALA LUMPUR (Sept 24): Cheras is typically seen as an “old” area and not as exciting as Kuala Lumpur City Centre or Petaling Jaya (PJ), however, several key growth catalysts are about to change that perception.

“The redevelopment of the Cochrane area and the adjoining northern parts of Cheras saw the introduction of lifestyle integrated developments by Sunway Bhd and Boustead Holdings which will change that perception,” said Alvin Ong, TheEdgeProperty.com director of business and product development.

“Also, with the MRT (mass rapid transit) Line 1, we will see huge alleviation in terms of connectivity. While the Bukit Bintang City Centre development by Eco World Development Bhd (EcoWorld) will also create a spillover effect on Cheras especially in the north of Cheras,” he added. Ong was speaking at the All About Homes workshop series at IKEA Cheras today. The two-day workshop series which began today, is organised by IKEA, TheEdgeProperty.com and S P Setia Bhd.

Moving southwards from Cheras, the key growth catalysts for Kajang and Semenyih will be the MRT Kajang as well big township developments by S P Setia Bhd, EcoWorld and Country Garden Properties Sdn Bhd.

“For Kajang, besides the upcoming MRT, the short distance to Putrajaya and Cyberjaya will also be a key growth factor for the area while industrial areas in Bandar Teknologi and Bangi will help to drive employment.

“As for Semenyih, it is a self-contained town surrounded by amenities like universities, shopping malls, natural recreational areas and others. It has also improved its accessibility via LEKAS (Kajang-Seremban Highway), SILK (Sistem Lingkaran-Lebuhraya Kajang) and the Kajang-Cheras Expressway,” said Ong.

Meanwhile, in his presentation, Tan Siow Chung, general manager of Bandar Setia Alam Sdn Bhd, touched on the criteria of developing a modern ideal township.

“A great township should be sustainable. And the criteria for a modern ideal township are sustainability, accessibility, security and convenience or amenities,” he said during his talk entitled “How to identify a good township?”.

Participants at day one of the workshop series also received a few tips on small space solutions and organisations from IKEA Cheras interior designer Rohayu Mohamed Ramli.

“Having a small space doesn’t mean you can have fewer items. In fact, you can still have a lot of storage around, every cranny counts,” she said. In fact one would be surprised at how much storage a small space can offer. “For instance, if you have a small room it is better for you to have a sliding wardrobe so that the doors do not open out and take up space,” she said.

The workshop series tomorrow will be at IKEA Damansara at Mutiara Damansara.
