THE harrowing congestion in the city has propelled many homebuyers to purchase upmarket properties in the suburbs. Due to this scenario, Mitraland Group has embarked on its latest fully integrated development in Klang South, more popularly known as Gravit8.

Mitraland's past successes have marked the company as one of the major players in Malaysian property development industry. Since the beginning of 1998, the company has grown from strength to strength by developing landed property projects in Cheras and luxury condominiums in Mont’Kiara. The company recently received the Best Boutique Developer by the South East Asia Property Awards 2016, adding another feather in their cap.

Mitraland regards its latest development, Gravit8 as a symbol of resurgence of Klang and aims to re-introduce the old charm of this port city. Unlike the typical developments in the surrounding vicinity, Gravit8 will breathe new life into Klang South, allowing the community to revel in a modern take of development while maintaining its rich heritage as being one of the busiest transshipment and container ports in the world.

Set within a 15 acres of freehold land, this unique mix of integrated development is worth over RM 1.3 billion and designed as a lifestyle hub consisting of themed serviced apartments, SoVos, retail mall, corporate office towers as well as a boutique hotel. Located in the heart of Gravit8 is a lush eight-acre lake park, creating a balanced and holistic experience for its residents. This man made lake further accentuates the value of Gravit8 properties while introducing a perfect setting for community activities and recreation. All these projects within Gravit8 are located within 5 to 10 minutes walking distance to one and another.

According to Tan Chee Hoaw, Mitraland project director, Gravit8 wholly incorporates the maritime theme and is primed to position itself as Klang’s trendiest hub by offering the latest in food, fashion and culture at its mall, known as Pier8. The mall will host well-established, local seafood restaurant owners making it a seafood haven, as Klang has been well known for its seafood offerings. Apart from that, Pier8 will also be presenting a saltwater aquarium, the first of its kind in Malaysia.

Tan added, their signature element of “Crafting Lifestyles and Creating Value” in its development has spurred Mitraland to develop Gravit8 as a well planned, self-sustained community with functionality and comfort at the forefront of purchases made.

Phase 2A of the project, Nordica Residences was unveiled in May 2016. Named after the Nordic Sea, the interior design of the tower reflects a simple, functional and minimalist Scandinavian theme. The first of four lakeside residential towers, this serviced apartment consists of 340 spacious units, with built-up sizes measuring from 631 sq ft to 1,031 sq ft. Targeted for completion by 2020, prices for the units start from RM325,500. Up to 85% of the units in Nordica Residences are sold out, indicating a strong demand for high-quality serviced apartments in this prime location.

Also offered in Phase 2A is Adria, a 32-storey tower consisting of 342 units of serviced apartments that reside on top of two-storey retail outlets. In line with the maritime concept of the development, the name Adria is derived from the Adriatic Sea, part of the Mediterranean Sea separating the Italian Peninsula from the Balkan Peninsula. The future residential towers in Phase 2B will be called Andaman (from the Andaman Sea) that feature north-eastern Indian Ocean influence and Ashino, inspired by the Ashino-ko Lake in Japan.

Adria Residences, scheduled to launch in September 2016 is targeted at young families, first time homebuyers and investors alike. Located within minutes to AEON Bukit Tinggi, this serviced apartment is also nearby to two proposed LRT stations, Johan Setia and Bandar Bestari, which form part of the LRT 3 or Bandar Utama-Klang LRT line. It is also easily accessible through several major highways such as KESAS, NKVE, SKVE and the coming West Coast Expressway (WCE). This rapid development of infrastructure is a key indicator of high property value increment in the future. Additionally, available to cater to its residents' every need, Adria Residences also offers shuttle services to the aforementioned proposed LRT stations and nearby malls.

There are four layout designs for Adria Residences, with price ranging from RM500 to RM550 psf. This project caters for young families and professionals by offering spacious 1+1 to 3 bedrooms with a built-up size of 631 to 1,046 sq ft. Each unit will own a minimum of two parking bays. Three parking bays will be provided for the larger units.

Adria Residences boasts a tranquil three-acre recreational deck Mediterranean haven Level 8 for residents to relax and unwind as well as a gathering place for family and friends. The facilities ground include a game room, gymnasium, jacuzzi, jogging track, multi-purpose hall, convenience store, playground and Surau.
