KUALA LUMPUR (Aug 14): Eco World Development Group Bhd (EcoWorld) received more than 100 bookings for Clarita Tower — the final residential tower of its Eco Sky integrated development — even before its official launch today. Eco Sky is located at Taman Wahyu, along Jalan Ipoh in Kuala Lumpur.

“More than 100 units out of the 320 units of Clarita Tower were pre-booked by interested buyers around one month ago. Some of them who booked were here this morning to purchase their units,” EcoWorld divisional general manager Evon Yap Yoke Ching told TheEdgeProperty.com at the sales gallery today.

She noted that the serviced apartments have attracted mainly those staying in nearby Kepong and Selayang who are looking for their own homes or for their children.

The 41-storey Clarita Tower is the third and final residential tower of Eco Sky’s residential component which comprises two other towers, namely Aurora Tower (first block) and Basalta Tower (second block). All three towers offer 975 units of serviced apartments in total. The units at Aurora and Basalta have been fully taken up since their launch in December 2013.

The serviced apartments launched earlier have seen gradual price appreciation. “The selling prices of Aurora and Basalta averaged RM650 psf during their launch in 2013. Clarita Tower is now selling at around RM750 psf,” Yap said.

The selling price of Clarita Tower starts from RM750,000 with built-up sizes ranging from 936 sq ft to 1,905 sq ft.

The 9.6-acre freehold Eco Sky development has a gross development value (GDV) of RM1 billion. Besides the serviced apartments, it also comprises 140 units of shop offices and a commercial pod as well as a 2.7-acre park.

The commercial component, which includes the shop offices and the commercial pod, is expected to be completed by the end of this year.

Meanwhile, construction of the first two residential towers is now over the 20th floor and will be handed over by end-2017. Clarita Tower is now under construction and is slated to be completed by 2018.

According to Yap, the serviced apartments offer a four-tier security system and more than 40 types of facilities, making it compelling to buyers who are looking for lifestyle homes.

Among the facilities is a 2,000 sq ft business lounge with meeting rooms and work stations. These allow freelancers or small business owners to conduct business meetings here in future,” she added.

Another selling point is the amenities available, including convenience stores, F&B outlets and clinics, as well as the public transport system (Taman Wahyu KTM station), within walking distance.
