• To enable more mothers to pursue their careers, adequate and accessible childcare facilities are vital to support working families.

Finding adequate child care and support remains one of the biggest hurdles for working mothers and young parents. Rising costs of living demand the creation of dual-income households.

According to the International Labour Organisation (ILO), less than 60% of Malaysian mothers with children under the age of six are working. This number falls short compared with other Southeast Asian countries such as Thailand, Singapore, Cambodia and Vietnam.

Having adequate and high-quality childcare centres in the community can provide support to working parents, particularly to mothers intending to return to work. In Selangor, the MamaKerja initiative provides a childcare incentive amounting to RM1,000 to working women earning less than RM8,000 and raising a minimum of three children aged 12 or below.

We explored six popular neighbourhoods in the Klang Valley with more than five childcare centres to cater to its residents.

  1. Taman Tun Dr Ismail (TTDI)

In this affluent township that offers various amenities amidst green surroundings, there are seven childcare centres based on our desktop research from the Department of Social Welfare website, such as The Children’s House Child Care Centre, and Reliable Child Care Centre. TTDI boasts diverse landed properties, including single-storey and double-storey terrace houses, townhouses (Kiara Green Townhouses) and bungalows, as well as luxury condominiums (The Greens and The Residence) on freehold land. Also, Villa Flora Condominium won the Silver award in the 10 years and above multi-own strata residential category at EdgeProp Malaysia’s Best Managed and Sustainable Property Awards 2020.

Average transacted price:

  • Landed homes: Up by 5% from RM2 million (2021) to RM2.1 million (2022) 
  • Condos: Up by 11.76% from RM1.7 million (2022) to RM1.9 million (2023)

Built-up:

  • Landed homes: Majority have a built-up size of 1,000 sq ft to 2,000 sq ft
  • Condos: Mostly offer a built-up size of 1,500 sq ft to 2,000 sq ft.

Total childcare centres: 7

  1. Bangsar

This mature neighbourhood with excellent F&B offerings that cater to locals and expats offers 10 childcare centres, according to our Google search, including Taska Tulip, The Children’s House and Kinderland Bangsar. The area provides a mix of landed and high-rise properties, with the latter offering new non-landed options such as Talisa @ Bangsar Hillpark, a luxury condominium. 

Average transacted price:

  • Landed homes: 22.58% drop from RM3.1 million (2021) to RM2.4 million (2022)
  • Condos: 20% increase from RM1 million (2022) to RM1.2m (2023)

Built-up:

  • Landed homes: Majority have a built-up size of 1,000 sq ft to 2,000 sq ft
  • Condos: Mostly offer a built-up size of 1,500 sq ft to 2,000 sq ft and 1,500 sq ft to 2,000 sq ft.

Total childcare centres: 10

  1. Bukit Jalil

This sports hub has become one of KL’s prime property locations. Bukit Jalil offers many condos (SkyLuxe On The Park and The Park 2 Residence) and apartments, as well as landed homes, mostly freehold with excellent amenities in the vicinity. According to our desktop research from the Department of Social Welfare website, we found 11 childcare facilities in the area, such as Little Creche Preschool & Childcare Centre and Taska Mama Kids. 

Average transacted price:

  • Landed homes: 12% drop from RM2.5 million  (2021) to RM2.2 million (2022)
  • Condos: Down by 4.24% from RM697,000 (2022) to RM657,000 (2023)

Built-up:

  • Landed homes: Majority have a built-up size of 1,000 sq ft to 2,000 sq ft
  • Condos: Less than 500 sq ft up to 4,400 sq ft

Total childcare centres: 11

  1. Subang Jaya

Subang Jaya covers vibrant neighbourhoods such as SS15, UEP Subang Jaya, Bandar Sunway and Putra Heights. Aside from landed homes and condos (Subang Olives Residence, Harmoni 1), there are a number of upcoming mixed residential developments in the area (Tropicana Metropark, 2fifth Avenue), which increases the options for interested homebuyers. We counted over 20 childcare centres spread across the city, including Little Montessori World Child Care Centre (USJ 3), Kinderii EduPlay Childcare Centre (Putra Heights), Little Creche Subang Jaya Preschool & Childcare Centre (USJ 14), and Treehouse Childcare (USJ 3C).

Average transacted price:

  • Landed homes: Up by 11.7% from RM1.1 million (2022) to RM1.2 million (2023)
  • Condos: 3.45% decrease from RM377,000 (2022) to RM364,000 (2023)

Built-up:

  • Landed homes: Average built-up sizes range from 1,000 sq ft to 2,000 sq ft
  • Condos: 500 sq ft up to 1,000 sq ft

Total childcare centres: 28

  1. Shah Alam

Shah Alam covers a huge range of neighbourhoods such as Kota Kemuning, Glenmarie, Setia Alam, Denai Alam, and Bukit Jelutong. Setia Alam in particular, is known for being a development hub for beautiful townships like Eco Ardence and Tropicana Alam, where you can find a mix of landed properties and condominiums. There are also wide ranges of landed, self-contained residential developments in Kota Kemuning (Twentyfive.7) and Glenmarie (Glenmarie Cove). Based on our research, Shah Alam also has a similar range of over 20 childcare centres located across the city, including Choo Choo Train Baby & Child Care Centre (Setia Alam), KindyHaus Baby & Child Care Centre (Glenmarie), and Little Pumpkins Child Care Centre (Seksyen 14).

Average transacted price:

  • Landed homes: Down by 2.6% from RM974,000 (2022) to RM948,000 (2023)
  • Condos: 2.8% decrease from RM324,000 (2022) to RM315,000 (2023)

Built-up:

  • Landed homes: Average built-up sizes range from 1,000 sq ft to 2,000 sq ft
  • Condos: 500 sq ft up to 1,000 sq ft

Total childcare centres: 25

  1. Petaling Jaya

Petaling Jaya covers neighbourhoods like Kota Damansara, Ara Damansara, SS2, Bandar Utama, and Taman Megah. Interested homebuyers will be spoilt for choice with the number of landed and non-landed (Mahogany Residences, The Atera, Dwitara Residences, and Tropicana Gardens) residential developments available. We found over 10 childcare centres spread across PJ, including WYNKIDS and Spring Montessori House Kindergarten in Kota Damansara, Reliable Childcare Centre @ Damansara Perdana, and Tree Dolphin Childcare Centre in Ara Damansara.

Average transacted price:

  • Landed homes: Up by 11.6% from RM1.5m (2022) to RM1.6m (2023)
  • Condos: 8.7% increase from RM577k (2022) to RM628k (2023)

Built-up:

  • Landed homes: Average built-up sizes range from 1,000 sq ft to 2,000 sq ft
  • Condos: 500 sq ft up to 1,000 sq ft

Total childcare centres: 15

Some areas such as Sri Hartamas, Bangsar South, Titiwangsa, and Balakong have fewer childcare centres. This could be attributed to the neighbouring areas with larger populations, providing numerous childcare options.
