The Ridge Garden, Bukit Banyan’s luxury precinct launching in November

Paramount Property, the people’s developer, has designed the Bukit Banyan township such that Sungai Petani residents can live a modern lifestyle, up close to nature, in wellness and with abundance.

Bukit Banyan provides people in the northern region with the comforts of modern living amidst green outdoor spaces comprising pocket parks, walking and jogging tracks along water bodies, and a landscaped 25-acre hill park in the heart of the 520-acre township of undulating terrain.

The majestic public hill park won Gold at the EdgeProp-ILAM Malaysia’s Sustainable Landscape Awards in the Landscape Planning category at EdgeProp Malaysia’s Best Managed & Sustainable Property Awards 2021.

The entire township boasts 18% of green spaces, which is close to double the 10% requirement of the local council.

Bukit Banyan, launched in 2012, is Paramount Property’s third township in Kedah and is the first elevated township in Sungai Petani.

Thoughtfully designed for multi-generational families

Bukit Banyan today offers more than 3,000 landed homes in eight gated-and-guarded precincts, and a 13-acre commercial centre. The home designs have been thoughtfully created to cater to multi-generational families including bedrooms and bathrooms on the ground floor that are respectful of the needs of the elderly.

All homes in Bukit Banyan enjoy their own precinct’s 24-hour security posts.

Owners also enjoy significantly lower maintenance fees (paying only for security) because the development’s upkeep is under the local council as Bukit Banyan is not a strata development.

To cater to growing demand, Paramount Property acquired another 137 acres of land in late 2020 to expand the township in 2024.

New home launches with attractive deals

In the immediate future, a new precinct called The Ridge Garden is set to launch soon. The low-density luxury precinct with only 30 units of double-storey semi-detached homes and 19 units of double-storey bungalows is now open for registration.

Paramount is also offering subsidies of RM20,000 for solar panel installations for this launch to support the country’s transition into renewable energy.

The premium project is on the highest level of the residential terrain and right next to Hill Park.

The best time to buy a home at Bukit Banyan is now, as Paramount Property is running the Big Mega Win campaign, which will end on Dec 31.

Limited Malay units left

As for past launches, only Malay lots are still available, including the Sierra 3A Elegant semi-detached homes launched in February 2023 with built-ups of 3,291 sq ft and land area of 40 ft by 85 ft. Unit prices start from RM819,900.

Malay lots are also available for Senni 3A 2-storey superlinks (built-up of 2,636 sq ft and land area of 24ft by 75ft) and Sierra Elite 3A 2-storey bungalows (built-up of 5,035 sq ft and land area of 70 ft by 105 ft) with prices starting from RM499,900 and RM1.56 million respectively.

All the benefits of EdgeProp START campaign applies, on top of Paramount’s offers of free legal fees and stamp duties for SPA and loan agreements.

Commercial opportunities

The township has its own integrated commercial hub allowing residents easy access to daily essentials. Businesses looking for a ready catchment of an affluent market can also check out the 2-storey shopoffices (2,428 sq ft) at the Bukit Banyan Business Centre priced from RM619,900 or the single-storey shopoffice (1,160 sq ft) at the Banyan Avenue priced from RM349,900.

Easy accessibility

Bukit Banyan is easily accessible via multiple highways and roads, including the North-South Highway and the Eastern Bypass in Sungai Petani. The township is also close to education institutions, including SMK Taman Ria Jaya, Regent International School and SMK Bandar Sungai Petani.

Residents can shop for their daily needs at Lotus’s, Village Mall and Amanjaya Mall, all of which are within a 6-km drive. As for medical facilities, the township is located near Pantai Hospital and Hospital Sultan Abdul Halim.

Coming to connect with nature

Bukit Banyan Hill Park is probably one of the most visited parks in the northern region of the peninsula, where people from all walks of life come to connect with nature. A myriad of facilities are offered at Hill Park’s nine themed gardens, including rock-climbing walls, walking and jogging tracks, exercise stations, a qi garden, a maze made of tall hedges, gazebos and even a tree-house made from repurposed chengal hardwood. Bukit Banyan Hill Park is possibly the highest recreational park in Kedah at 71m above sea level.

Fun Park

The Fun Park is a family-oriented recreational area where children and adults can release their energy at the children’s playground and par courses, and indulge in activities that are inspired by nature.

Childhood Play

Childhood Play is where the young ones can let go and run, jump or enjoy the slide, play the seesaw and swings, or compete at who’s best at hopscotch.

Adventure Play

Equipped with a 240m-long cycling track and a rock-climbing wall, the Adventure Play is specially crafted for children to enhance their motor skills and break a sweat with the mini physical challenges.

Maze Play

The Hill Park houses a life-size maze of green hedges for you to play a game of hide-and-seek, or to challenge your fear of the unknown. Or try out chess at the giant chess set.

Nature Play

Join Mother Earth for a picnic or a game of catch beneath leafy canopies. At this foliage-filled arena is a treehouse made from recycled 200-year-old chengal wood. Taking centre stage at this corner of the park, the tree house bids you to step up and take a look at the world from an even more elevated viewpoint.

Value Garden

Classroom lessons come alive here, where you can see, smell and touch a variety of plants that have helped build the Malaysian economy such as rubber trees, oil palms, and coconut trees. Learn about the economic potentials of the plants and trees that have helped boost the economy of not only Malaysia, but many nations around the world.

Orchard Park

There is nothing quite as fascinating as seeing the fruits we normally see on tables in its natural form, hanging from trees with their different shapes, sizes and colours. Check out what the trunk, branches and leaves of these fruit trees look like: soursop, guava, mango, mangosteen, rambutan, sapodilla (ciku), cempedak, jackfruit and pomelo. Can you identify these trees when they are not fruiting?

Herbal Park

A delight for cooks, the Herbal Park features an array of herbaceous plants with aromatic or medicinal leaves or roots for the pot such as the pandan, lemongrass, aloe vera, galangal and more.

Qi Garden

This newest addition to the Hill Park is located mid-hill, specially for those who cannot or prefer not to climb to the top. Equipped with long benches, outdoor exercise equipment and reflexology paths, it is the perfect place for the elderly to enjoy qi gong and tai chi, while enjoying the sunrise and sunset. The toilet facilities for the hill park is also at the Qi Garden.
