The Riyang

KUALA LUMPUR (Feb 15): Suntrack Development Sdn Bhd’s latest residential development, The Riyang, aims to attract families who are living in the mature neighbourhood of Happy Garden in Kuchai Lama, Kuala Lumpur.

The high-end condominium project offers spacious units with built-up sizes starting from 1,477 sq ft.

“Our 212 condo units are sized between 1,477 sq ft and 1,884 sq ft with one exceptionally large unit measuring 2,798 sq ft.

“The units are priced from RM550 sq ft which translates to RM830,000 to RM1.2 million. So far, we have received a lot of interest with almost 95% of them looking at being owner-occupiers,” said Suntrack CEO James Tan at a media briefing on the project today.

“The spaciousness of the units makes it very conducive for large families to stay comfortably. Our development has a family-friendly design featuring extensive child safety and wheelchair-friendliness. We also make sure spaces are functional while natural light and air ventilation are maximised,” added Tan.

He said the development is also suitable for older folks currently living in terraced homes in the vicinity who would like to upgrade to a high-rise residence.

The project with a gross development value of RM251 million sits on 2.03 acres of freehold land in Happy Garden. It will be officially launched this weekend.

The 35-storey tower with eight residential units on each level is equipped with five lifts to reduce waiting time.

Each unit will be allocated with two or three parking lots. Among some of the amenities that the residents can look forward to include a shaded playground, a three-tier infinity pool comprising an adult, wading and shallow pool, a multipurpose hall, a sky lounge and a gym. The Riyang is also GreenRE certified under the bronze category.

The units are semi-furnished with air-conditioners, heaters, a washing machine, security system, heaters and cabinets in the wet kitchen.

According to Tan, since its private previews in June last year, about half of the units have been booked and the new buyers are currently about to sign the Sale and Purchase Agreement.

“We foresee the units to be fully sold by this year end. With the current economic situation, we know that the market is soft. However, I believe that its accessibility, location and surrounding amenities will make The Riyang stand out.”

The Riyang is located in a prime area and is accessible via major highways such as Jalan Klang Lama, the Sungai Besi Expressway, the Kuala Lumpur-Seremban Expressway, New Pantai Expressway and the KL-Putrajaya Expressway (Maju Expressway).

“Besides, we are very competitively priced in a well-established neighbourhood. Most of our buyers are owner-occupiers, so we are not really affected by the market,” explained Tan.

The Riyang is located 1.1km away from the Kuchai Lama station on the Sungai Buloh-Serdang-Putrajaya MRT2 Line. Among schools located nearby are SJKC Choong Wen, SK Seri Setia and SMK Sri Sentosa.

Just next to The Riyang, Suntrack is also developing a RumahWIP project called Selesa Apartment comprising 91 units, each with a built-up of 750 sq ft.

The Riyang is targeted for completion by the end of 2019 although the contractual agreement with the residents is set for the middle of 2020.

Tan also noted that the group has another parcel of land in Shah Alam where they will be looking to launch some condominiums with prices starting from RM400,000 onwards but no details have been confirmed yet.

“We are concentrating on one project at a time and making sure we deliver the best quality products to our customers,” said Tan.
