“The seller is an investor. He held back on selling this vacant brand new unit for a few months hoping that the price could go higher. However, given the weak market conditions, he chose to let go at RM1.5 million in September, which was slightly below the market price of RM1.55 million at that time,” said Yip Zhen Hao of Cornerstone Realty who concluded the deal.

He added that the current market price for Almira 28 is RM1.45 million. “So, he made the right decision to let go the house earlier.”

Despite the weak market condition, Yip also felt that the location of the project is another factor for the stagnant price growth.

“If you are familiar with Damansara Damai, you will know there is only one entrance to the area. Meanwhile, Almira 28 is located at the furthest point from the entrance,” he said.

The buyers are a couple with three children. “They grew up in Sungai Buloh, which is next to Damansara Damai, and were looking for a bigger house for their growing kids, as well as a home with a guest room for their parents.”

Yip said the couple also liked the house number. “In fact, that was the main reason they made the purchase decision.”

According to listings on TheEdgeProperty listings, the average asking price for Almira 28 is RM1.8 million. There were no transactions recorded yet in the database.
